BOCA Group was seleted by the developer to oversee the design and installation of 24 elevators and six escalators for the ground-up construction project at Essex Crossing, a mixed-use development in the Lower East Side of Manhattan.. The developer chose BOCA Group for the project because they sought an experienced elevator/escalator consulting company capable of designing a complex vertical transportation system who also specialized in project management. Early in the project, BOCA Group was presented with various design constraints identified by the project team, such as entrance sizes and hoistway dimensions incapable of accommodating several of the proposed elevators. BOCA Group was then tasked with recommending specific vertical transportation equipment to work within the design specifications.

SOLUTIONS

BOCA Group analyzed and conducted several iterations of theoretical traffic calculations to determine the optimal quantity, speed, size and configuration of the devices on the planned population for the project. Based on the results, the developer and architect selected a design scheme that consisted of six escalators and a mix of conventional and machine room-less (MRL) elevators. The developer and architect relied on BOCA Group’s expertise to provide them with the minimum clear shaft and machine room dimensions during their preliminary space planning. Prior to the project’s bidding process, BOCA Group created conceptual elevator drawings and prepared detailed specifications for installation and maintenance of the equipment. BOCA Group assisted the developer and architect in selecting the suitable elevator contractor to complete the project. Considering the client’s interests, BOCA Group recommended installation of different elevator banks to serve specific building sections.

Essex Crossing Site 1 was completed with six new vertical transportation devices designed by BOCA Group. Essex Crossing Sites 2 and 3 will be ongoing, with BOCA Group maintaining their role as the vertical transportation consultant for the development.
