Faced with aging systems and high service call rates, the client reached out to BOCA Group to oversee the modernization of the building’s 46 elevators as well as the installation of three new elevators and eight new escalators. In addition to the scope of work, the building was sold mid-project, adding another layer to an already large modernization project. This, paired with many high-profile tenants, made for a job with several sets of prominent expectations which BOCA Group was determined to exceed.

WHAT WAS DONE/PROCESS

BOCA Group’s project management team led the modernization from start to finish, beginning with site visits, traffic simulations, and the contractor bidding process all the way to construction administration services and final testing at the end of the project. BOCA Group also worked side-by-side with the contractor to determine the root causes of the high number of service calls and provide resolutions to each.
In an almost completely occupied building, full traffic management is imperative. By conducting various traffic studies and simulations, BOCA Group was able to determine and take the maximum number of cars out of service at one time thus speeding up the project and keeping tenants happy at the same time. This allowed for multiple crews to strategically work on several banks and cars at the same time during the majority of the project, accelerating the project while minimizing interruptions to tenants. As an ENERGY STAR rated and LEED GOLD-certified building, it was incredibly important to the client for the modernization to maintain these qualifications. In partnership with the contractor, BOCA Group was able to make sure that the upgrades fell in line with specific requirements and secured significant, yearly energy rebates on the modernized elevators.
As previously stated, the building was sold mid-project. In order to make this as smooth a transition as possible, BOCA Group was able to step in and communicate with both parties to ensure that both clients sets of needs were met.

Overall, the client, as well as the tenants, were very satisfied with the new devices. The modernized devices have successfully increased traffic flow, added visible value to the building’s occupants, and are more energy efficient, thus saving the client money each year. Because of the upgrades, their service call rates have dropped dramatically and have maintained a low rate since BOCA Group’s involvement in the modernization project was completed.
