The owner of One Hudson Square, a commercial building located in Manhattan, selected BOCA Group as the vertical transportation design consultant to upgrade the building’s elevators as part of a modernization and extension plan. The building owner’s project team was tasked with extending the travel of three elevators to the roof level to accommodate access to a completely renovated and new amenity space for its tenants. The project team relied on BOCA Group’s strong expertise and efficiency to establish the scope of the modernization for the eighteen elevators and determine the feasibility to raise the travel of three elevators. This plan required extensive research and investigation by BOCA Group’s engineers to determine the proposed implications of the project.

CHALLENGE

In response to the client’s request to raise the travel of three elevators, BOCA Group conducted several comprehensive surveys and took the necessary calculations of machine room and hoistway dimensions to determine the feasibility of the client’s plan. After further investigation and calculation, BOCA Group’s engineers established that the project was feasible; however there would be a need for extensive elevator and ancillary work done to accomplish the extension plan. BOCA Group provided detailed specifications to outline the elevator and created conceptual drawings to show the proposed hoistway conditions. The extensions scope included raising all current machine room equipment to a new, proposed machine room location and provided new guide rails to reach the roof level. The project also needed new gearless machines and other updated elevator equipment. The elevator ancillary scope of the work for the extension was determined to be in-depth and required electrical, structural, and HVAC trades to be coordinated to complete the project. BOCA Group also specified the addition of a new state-of-the-art dispatching system, known as Destination Dispatch, that will not only improve user experience, but also increase traffic flow. BOCA Group performed its bidding process and selected the proper elevator contractor with a long-standing track record of successful modernization projects and their ability to complete a complex scope of work.

The installation of Destination Dispatch alleviated traffic amongst tenants traveling to the new rooftop amenities, while making their transportation efficient
